Privacy policy
Effective: [EFFECTIVE DATE - PLACEHOLDER]
This policy explains how Myles James LLC ("we", "us"), which operates Neighborhood Scanner at neighborhoodscanner.com, handles two kinds of information: (1) information about our users, and (2) public record information about people and properties that appears in our service.
1. Information we collect from users
- Account data: name, email, password (hashed), home address(es) you add, and alert preferences.
- Payment data: processed by our payment processor; we receive only limited details such as card type, last four digits and billing ZIP.
- Usage data: pages viewed, searches, device and browser information, IP address and approximate location, collected via cookies and similar technologies.
- Communications: messages you send us and survey responses.
- Advertising data: if you arrive from an ad, our advertising partners (such as Meta or Google) may receive event data like page views and signups through pixels or server-side tools.
2. Public record and third-party information
Our service displays information from government records (such as county property, deed and tax records, and state sex offender registries), federal agencies (such as NWS, FEMA, EPA and CPSC) and licensed commercial data providers. This may include names, addresses, length of residence and property details of people who are not our users. We do not include Social Security numbers, financial account numbers or similar sensitive identifiers in user-facing results.
3. How we use information
- Provide, personalize and improve the service and alerts;
- Process payments and manage subscriptions, including renewal reminders;
- Prevent fraud and misuse, and enforce our permitted-use rules;
- Send service and, with your consent where required, marketing messages;
- Measure and improve advertising;
- Comply with legal obligations.
4. How we share information
We share information with service providers (hosting, payments, email, analytics, data providers) under contract; with advertising partners as described above; when required by law or to protect rights and safety; and in connection with a merger or sale of the business. We do not sell our users' personal information for money. Some sharing with advertising partners may count as "sharing" or "selling" under certain state laws; you can opt out on our Do Not Sell or Share page.
5. Your choices and rights
Depending on where you live (for example California, Colorado, Connecticut, Virginia, Texas and other states with consumer privacy laws), you may have the right to access, correct, delete or get a copy of your personal information; opt out of the sale or sharing of personal information and targeted advertising; and appeal our decision on a request. You may also ask us to suppress your public-record listing even if you are not a user. Submit requests at our opt-out page or by email to privacy@neighborhoodscanner.com. We will verify your identity before acting and will not discriminate against you for exercising your rights. We honor Global Privacy Control signals as an opt-out of sale/sharing.
6. Data retention
We keep account data while your account is active and for a reasonable period after, as needed for legal, tax and fraud-prevention purposes. [RETENTION PERIODS - PLACEHOLDER]
7. Security
We use reasonable administrative, technical and physical safeguards. No system is completely secure.
8. Children
Neighborhood Scanner is for adults 18+. We do not knowingly collect information from children under 13.
9. Changes
We'll post updates here and change the effective date; material changes will be emailed to users.
